Today, I want to share some information on why the fall is still a fantastic time to sell.
Fall is upon us, and there are three reasons why this season is so favorable for sellers.
- Housing inventory is still incredibly low. According to Cromford Report, we have 86 days of inventory. This is well below average, and also well below the 106 days we saw this time last year. According to the Census Bureau, inventory remains well below historic averages and is actually 50% less than the peak of 2006.
- Loan rates could begin rising soon. More expensive loans would turn away a significant number of potential buyers. When you consider that our home prices here in Phoenix grew 6% in the last year alone, this is especially concerning. This means that now is a good time to list, while things are still affordable for buyers.
- Fall buyers are more serious. Buyers still in the market at this time of year are likely more serious, since they have often been looking for months by this point. Also, fewer listings mean there’s less competition across the board.

When you put all of these factors together, they indicate that sellers who list right now would likely see their homes move off the market very quickly and for top dollar.
