This was an investor owned house, used as a rental. His tenant was leaving and he wanted to sell instead of finding another tenant.
We were asked, what could you sell it for. We had to see the home first and since it was vacant, we made arrangements to see it that day. Before walking the property, we had an idea of what homes are selling for in the area, $135,000 to $155,000. When we got there, it was definitely in the $135,000 house vs a $155,000 house, maybe even less. The tenant was hard on the property but it wasn’t anything that couldn’t be fixed. The seller was not local and didn’t have a crew that could help him get repairs done, so that’s where we offered help with our contractors.
We had the kitchen cabinets refinished, new pulls installed, quartz counter top, under mount sink and high end faucet along with adding a simple but elegant backsplash tile up and inside the arch in the kitchen. The bathrooms also had the cabinets painted and the mirrors replaced. The carpet in the bedrooms were replaced but otherwise, this was a small rehab. For $11,000 total, this seller got the extra $20,000 in the purchase price, in just 18 days. That’s a great return and we had another happy client.
